How to donate land or real estate to Children’s Medical Center Foundation
Donate land or other real property directly
Donating real estate directly to Children’s Medical Center Foundation is when the deed or title is transferred from a donor to Children’s Medical Center Foundation. You can donate land if your property is easy to market, debt-free and you’ve held onto it for over a year. We also recommend that the property is highly appreciated as donating your real estate to a charity like Children’s Medical Center Foundation helps avoid capital gains tax.
When donating land directly to Children’s Medical Center Foundation, we will often sell the land and use the proceeds to fund Children’s Health programs. On occasion, the Foundation might keep the land to generate income or use it for operations.

Distribution from a CRT can be monthly, quarterly, or annually, based on the donor’s preference and is a fixed percentage, typically between 5-8%. This fixed percentage but variable distribution helps to increase the value and payments over time along with inflation. After creating a CRT, the donor is eligible to receive a tax deduction for donating real estate to charity and can be used for tax reduction purposes over a 5-year period.

Each subsequent year, the value of the trust will be recalculated with the hope that the annual payment will increase over time. How to donate real estate through a retained life estate

To gift your home through a retained life estate, you deed your home or farm to Children's Medical Center Foundation. The deed will include a provision that gives you the right to use your home or farm for the rest of your life and that of any other life estate party named in the deed. Then you and Children's Medical Center Foundation sign a maintenance, insurance and taxes (MIT) agreement to explain that you will do your best to keep the property in good condition and that you will maintain property insurance and pay the property taxes. When the owners of the life estate have passed away, your home or farm will belong to Children's Medical Center Foundation. We will use or sell the property to further our charitable work.
Benefits of a retained life estate include receiving a federal income tax deduction for the value of the remainder interest in your home or farm, preserving your lifetime use and control of your home or farm, and creating a life estate based on more than one life. This will preserve the use of the property for you and a loved one, such as a spouse or dependent child.
Use-case example of donating real estate to charity with a retained life estate: At the age of 80, Taylor puts their $400,000 home into a retained life estate and reserves the right to live in it for the rest of their life. They will receive an income tax deduction based upon the current IRS discount rate. The charitable deduction calculation of a residence or farm includes both the value of the underlying land, which is not depreciable, and the value of the buildings and structures attached to the land, which are. Taylor gets to keep living in the home as long as desired, and gets to benefit today, and for up to five years, from the charitable tax deduction.
